By uniting historic reuse, urban redevelopment
and greenspace principles, Ix is establishing a signature multi-use
destination in downtown Charlottesville, Virginia. Committed
to the pursuit of a community that is both aesthetic and sustainable,
Ix will integrate old and new, arts and offices, living and
working into a vibrantly green 17-acre urban matrix.
Hidden in a broad green valley only three blocks from Charlottesville's
historic downtown mall, the old Frank Ix and Sons factory
is quietly transforming into a diverse mixed-use community
where hundreds of people work and play every day. Sprawling
over seventeen acres, the Retail, Residential, Office and
Arts spaces are latticed with convenient parking and compact
green park areas.
The original beauty of the old textile mill is enhanced with
open wood ceilings, wide concourses and ambient light wells.
Built over the span of half a century, the ten factory and
warehouse buildings are a timeline of styles. Today, there
is a tribute to that variety in common areas that range from
the warmth of cork floors and Italian plaster to the serenity
of slate and greyboard banked with bamboo stretching toward
SunPipes.
In the center of the development is a sweeping one-acre expanse
that will become the crown jewel of the complex, the Piazza.
Ringed on two sides by the original 1920s and 1930s factory
buildings, the Piazza will be landscaped with an outdoor amphitheatre
and performance space, fountains, Biergarten, children’s
playspace, shops, cafés and more. In Phase 2, people
will be able to live in spacious lofts overlooking this elegant
European-style square.
